The high-rise skyline is part of the work here — we inspect apartments in the towers, focusing on the interior of the lot, wet areas, balconies and windows. Beyond the towers sits substantial ground-level stock: 1960s–80s canal-front homes through the river isles and around Budds Beach, original beach cottages on the quieter streets, and a deep pool of two- and three-storey walk-up unit blocks from the same era. On the canal homes, our attention runs to any visible cracking or movement to slabs on sandy waterfront blocks, original wet areas, and salt-driven corrosion of roofing and fixings.
The older walk-up units are some of the best value on the coast, and some of the most defect-prone: decades-old waterproofing, balcony and balustrade wear, and ground-floor garden beds against the slab.
