What it is
The Same Report, On Your Timeline.
A pre-sale building and pest inspection is one you commission on your own property before listing it, rather than waiting to learn what a buyer’s inspector reports during a tight contract window. The scope is identical to a pre-purchase inspection — a visual, non-invasive assessment carried out generally in accordance with AS 4349.1 and AS 4349.3 — and the written report is issued to you.
The difference is not the inspection. It is the timing, and what the timing gives you.

The cost of not knowing
Where Sale Campaigns Come Unstuck.
The building and pest clause is the point in a Queensland contract where a deal is most likely to move — and the vendor is usually the last person to know why. A buyer’s inspector finds something, the buyer asks for a reduction, and the vendor is deciding under time pressure with no independent view of whether the finding is significant or routine.
The findings that trigger those conversations are predictable. In our own inspections, moisture in wet areas and on balconies is the most consistent, particularly in older properties where the original waterproofing is decades old — the membrane itself is concealed, so what gets reported is elevated moisture and damage to the surrounding finishes. Roof defects and subfloor conditions follow. On the timber pest side, conducive conditions are present at almost every property we attend, and where a durable notice is not visible, no termite management system can be confirmed at all.
None of that is unusual, and none of it needs to cost a sale. What costs a sale is finding out about it for the first time while a buyer is holding a report and a deadline.

Do I have to give the report to buyers?
The report is commissioned by and issued to you, and whether to share it is a decision for you and your agent. Some vendors share it to build buyer confidence, others use it purely to know where they stand. A buyer will generally still want their own inspection either way.
Will a buyer accept my report instead of getting their own?
Usually not, and you should not expect them to. A buyer relies on a report they commissioned themselves, under their own agreement. A pre-sale report is for your benefit, not a substitute for theirs.
Is it the same inspection as a pre-purchase one?
Yes. Same standards, same scope, same same-day written photo report. The only difference is who commissioned it and why.
When should I book it?
Before listing, with enough time in hand to get quotes or carry out work before the campaign starts rather than during it.
