What it is

Due Diligence, Before You Are Committed.

A pre-purchase building and pest inspection is a visual, non-invasive assessment of the readily accessible areas of a property, commissioned by the buyer and reported to the buyer. It records the condition observed on the day, classifies the findings by significance, and recommends further assessment by the appropriate licensed specialist where the inspection reaches the limit of what can be determined visually.

It is the step between falling for a property and committing to it. A home is usually the largest purchase a person makes, and everything that matters to the decision — moisture behind a wet area, a subfloor that stays damp, termite activity in the yard, a balustrade that will not hold a person — is invisible at an open home.

What we find

What Actually Turns Up on Gold Coast Inspections.

The findings that matter are rarely the ones buyers worry about at the open home. Across our own inspections, the recurring items cluster in a few predictable places — and almost none of them are visible from the living room.

Moisture in wet areas and on balconies is the most consistent finding, particularly in older properties where the original waterproofing is now decades old. The membrane sits under the tiles and cannot be seen; what gets reported is elevated moisture and damage to the surrounding finishes.

In our inspections, termite activity appears in the yard before the building. Tree stumps, timber boundary fences, garden sleepers and retaining walls are where we find the first evidence — which is why the site assessment matters as much as the walk through the house.

Safety items are common and under-rated. Loose balustrades, inadequate fall protection on elevated decks and stairs, and electrical items outside safe condition turn up regularly. These are reported as safety hazards regardless of whether they are damaging the building. Where a deck, balcony, stair or balustrade is involved, the report recommends further assessment by a structural engineer, and the structure should not be loaded until it has been assessed.

The subfloor is where the quiet problems live. Drainage, ventilation and persistent moisture in a subfloor are conditions conducive to structural damage and timber pest attack, and nobody looks there before buying.

When should I book a pre-purchase inspection?

The day you go under contract, and earlier if you can arrange access before making an offer. The building and pest clause runs on a short timeline and booking late is the most common reason buyers end up rushed.

What if the report finds problems?

Most reports on established Gold Coast properties contain findings, including significant ones. The report gives you the condition in writing so you can budget, negotiate or act on the clause from facts rather than guesswork.

Is it a pass or fail?

No. A pre-purchase inspection is not a test a property passes or fails, and no inspector issues a certificate. It records what was observed, classifies it by significance, and recommends further assessment where a visual inspection reaches its limit.

Do I need both the building and the pest inspection?

On the Gold Coast, yes. They are two separate inspections under two separate Australian Standards requiring two separate QBCC licences. Termites are active year-round here, and conducive conditions are present at almost every property we attend.
