Mermaid Waters is home ground — the canal and lake estates immediately behind Mermaid Beach, and some of the most familiar streets we inspect. The housing is predominantly low-set brick on concrete slabs from the 1970s through the 90s, much of it still carrying original bathrooms, kitchens and roofs, with a steady stream of renovations and rebuilds layered on top.
On these canal-front blocks the recurring findings are original wet-area waterproofing at end of life, slab-edge and weep-hole bridging from decades of established landscaping, and the drainage behaviour of flat, water-adjacent ground. Renovated homes earn close attention at the junctions where new work meets the original structure.
