In older Mermaid Beach homes, particular attention is given to areas such as the subfloor, visible stump and timber condition, roof coverings, gutters, flashings, fixings, wet areas and visible signs of moisture. In a coastal location, salt air can also contribute to deterioration of exposed materials over time.
For newer homes, all readily accessible areas are still inspected, with further attention given to visible workmanship defects, wet-area indicators, balconies and drainage details. A newer home can still present defects, so the inspection remains a careful visual assessment of the accessible areas at the time of inspection.
