Coolangatta's stock is older than most of the coast: post-war homes on the hill streets, a deep pool of 1960s–80s walk-up units and villas, and renovated beach houses around Kirra and Greenmount. On the units we keep it to three storeys or fewer — for anything taller, call us first. On the older homes, original wet areas, roof condition and long-term termite history lead the inspection.
This is the most salt-exposed end of the Gold Coast, and it shows in our findings: corroded roof fixings, window frames, balustrades and external steelwork are routine on anything that has stood for a few decades.
