About Maudsland
Maudsland spreads across gently undulating acreage country in the northern Gold Coast, between Coomera to the east and the hinterland escarpment to the west. The housing spans several decades: original farmhouses and weatherboard homes from the 1970s and 80s, brick veneer on the larger lots, and some more recent estate development closer to the M1 corridor. Acreage blocks routinely come with sheds, garages, stables and farm structures — we include every accessible building in the inspection scope, not only the main dwelling. On the older rural homes, the central questions are subfloor condition, original wet-area waterproofing at end of life, and any history of termite treatment that may have lapsed between ownerships.
The semi-rural setting defines Maudsland's inspection character. Established tree canopy, creek-flat ground and the bushland fringe to the west sustain genuine year-round termite pressure — this is not a stripped-back estate where pest management has been engineered out of the site. We work the AS 4349.3 side of every inspection methodically: timber-to-soil contact at old fence posts, garden structures and stored materials; conducive conditions around shaded walls and under subfloors that don't dry quickly after rain; and any lapsed termite barriers on properties that have changed hands without recent treatment records. On newer estate homes near the highway, the focus shifts: slab-edge exposure under new landscaping, waterproofing and cladding details, and inter-lot drainage on cut-and-fill blocks.
For building and pest inspections in Maudsland, CYTE is a QBCC licensed builder and timber pest inspector, carrying out combined building and timber pest inspections to AS 4349.1 and AS 4349.3 under a pre-inspection agreement, with the written photo report in your inbox the same day.
