Broadbeach Waters is a residential canal estate suburb: flat blocks of 1970s and 80s single-level brick homes on concrete slabs, lined along the canal network that connects through to the Nerang River. Most of the housing stock has never been fully rebuilt — it has been updated, extended and renovated around original slabs, wet areas and roofing. At 40-plus years, those original components are well past their expected service life, and the inspection findings are consistent: waterproofing at end of life in bathrooms and ensuites, first-generation roofing and valley flashings due for attention, and four decades of garden growth creeping over slab edges and weep holes.
