In our own pre-purchase inspections of Gold Coast houses, the deck, patio and external stairs produce two findings more consistently than almost any other part of the property outside the wet areas. The first is a timber pest finding: missing ant capping on the steel posts holding the deck or patio up — a small detail at the top of each post that, when absent, lets termites travel from the ground into the deck framing without ever coming into view. The second is a safety finding: balustrades that move at the post, and handrails that are missing or inadequate for the fall height on elevated decks and stairs. Neither is visible from the deck boards. Both are found underneath the structure and at its fixings, which is why an inspection spends its time under a deck rather than on it.
Why do we look at the steel posts before anything else?
A deck or patio on a Gold Coast house is very often not original — it was added or rebuilt at some point in the life of the house, and it usually stands on steel posts set into concrete in the yard. Termites do not eat steel, but they will travel over it — up the outside face of a post, or through the inside of a hollow section that is open at its base — to reach the timber bearer sitting on top. The ant cap is the detail that deals with this: a metal shield between the top of the post and the timber it carries, projecting past the edge of the post.
An ant cap does not stop termites. That is the part most people get wrong. Its job is to force them into the open: to get past the cap they have to build their mud workings out around its projecting edge, where those workings can be seen from under the deck. Where the cap is missing, that inspection zone does not exist — termites can move from the post into the bearer with nothing to show for it. In our own inspections of decks and patios added or rebuilt over the years, missing ant capping on the steel posts is a genuinely recurring finding, recorded as a condition conducive to timber pest infestation, not as a cosmetic note.

Balustrades and handrails: the safety finding on elevated decks and stairs
The second recurring finding is the one treated as a serious safety hazard in the written report. On older elevated decks and external stairs, balustrade movement — a post that shifts when pushed, or a run of balustrade that flexes under hand pressure — and handrails that are missing or inadequate for the fall height turn up in our own inspections again and again. Across 50 of our own combined building and pest inspections spanning the Gold Coast, Brisbane fringe and Northern NSW, 41 properties — about 82% — had at least one serious safety hazard, and loose balustrades and fall-height handrail findings are, with electrical items, the most consistent contributors to that figure.
A balustrade can look solid and still move under load, which is why the assessment is a hands-on check at the posts and fixings rather than a glance across the top rail. The report records what was observed, photographs it and classifies it as a safety hazard. Because a deck, balcony or external stair is an external timber structure, the report recommends further assessment by a suitably licensed and insured builder or a structural engineer, and cautions against loading the structure further until that assessment has been done. That caution is there for a reason, not as a formality.
Why a deck is timber pest territory before it is anything else
The pattern in our own termite data is that activity starts in the yard, not the house. Across the same 50 inspections, confirmed termite activity or damage appeared in 12 properties — about 24% — and 11 of those 12 were older standalone houses, with the activity typically found first in a tree stump, a boundary fence or garden timber close to the building. A deck is a timber structure standing in exactly that yard. Its posts meet the ground or a footing at ground level, garden beds and mulch are often built up around them, and the deck shades the soil underneath so it stays damp. That is why the underside of a deck is inspected as part of the timber pest side of the job as much as the building side.

What the inspection covers on a deck, patio or external stair
Every elevated deck, patio and external stair attached to the house or within the property is assessed to the extent it is readily accessible at the time of inspection. The assessment covers:
- Ant capping at the top of every accessible post — present, absent, or bridged by timber, debris or garden material
- Post bases — timber-to-soil contact, soil or mulch built up against the post, corrosion at the base of steel posts and decay at the base of timber posts
- Bearers, joists and stringers underneath — decay, timber pest evidence, missing or loose fixing bolts, and sagging or movement
- Balustrade posts and panels — movement at the base fixing under hand pressure, corrosion, and openings or heights that are a safety finding
- Handrails to stairs and elevated edges — present, secure and adequate for the fall height
- The junction with the house — fixings, flashing, the direction the deck drains and non-invasive moisture readings to the adjacent wall
- Decking boards and treads — decay, splitting, movement and loose fixings at the walking surface
What it cannot do is see inside a hollow post, behind wall cladding or into concealed framing, and the written report says so. The same goes for a deck with no clearance underneath: where the underside cannot be accessed, the report records that limitation rather than implying a check that was not possible.
What happens if the report flags a deck or stair
Deck findings are recorded with photographs and their location, and classified as a minor defect, a major defect or a serious safety hazard depending on what was observed, with the specialist referral set out beside each one — a suitably licensed timber pest technician for the conducive conditions, a suitably licensed and insured builder or structural engineer for the structure and its balustrades. We do not estimate rectification costs or timeframes — that is the specialist's job once they have assessed the structure.
None of this is a reason to walk away from a house with a deck. Most deck findings are practical items once they are in writing — the point is that a buyer knows about the loose post or the missing caps before settlement rather than after it.
