In Queensland, a building inspector should hold a Completed Residential Building Inspection licence issued by the Queensland Building and Construction Commission (QBCC). The timber pest inspection requires a separate QBCC Termite Management licence, so a reputable inspector carrying out both will hold both QBCC licences. It is reasonable to ask an inspector to confirm each, and an established professional will do so readily. Adequate insurance

A complete pre-purchase inspection comprises two assessments: a building inspection carried out to AS 4349.1 and a timber pest inspection to AS 4349.3. Each should be conducted under a pre-inspection agreement that sets out its scope and limitations. This agreement is a standard requirement and ensures there is no ambiguity about what the inspection covers.

It should document each finding with supporting photographs and plain-English explanations, so the condition of the property is clearly understood.
