A high-set timber home and a slab-on-ground brick veneer house are inspected differently, because the two construction types put the areas that matter most in completely different places. In a high-set home, the subfloor is usually a walkable, reasonably accessible space, so a large part of the inspection happens underneath the house — checking stumps, bearers, joists, ventilation and drainage directly. In a slab-on-ground home, there is no subfloor to walk into: the structure most likely to carry moisture or timber pest activity is concealed under the slab, so the inspection shifts its attention to what can be seen at ground level instead — the slab edge, weep holes, and how close garden beds, paving and landscaping sit to the external walls. Neither construction type is a better or worse buy on its own. What changes is where the risk sits, and what an inspection can and can't see.

The high-set home: a subfloor you can actually walk through

Much of the Gold Coast's older housing stock — particularly homes built from the 1960s through the 1980s — is high-set or split-level, raised on timber or concrete stumps with a subfloor space underneath. That's genuinely useful for an inspection, because the subfloor can usually be walked and assessed directly rather than inferred from what's visible above. In our own inspections of high-set homes, the recurring findings are poor subfloor drainage and ventilation — a damp, still subfloor is a condition conducive to timber pest activity and decay — along with the odd loose or missing fixing bolt on a structural post. Where a deck or patio has been added or rebuilt on steel posts, missing ant capping is a common finding: the capping breaks the termite path from the ground up the post into the deck framing, and where it's absent, that barrier simply isn't there. Where deck or patio framing shows damage or movement, further assessment by a structural engineer is recommended before the structure is used as normal.

The slab-on-ground home: no subfloor, so the ground-level detail matters more

A slab-on-ground home has no subfloor to inspect — the structure sits directly on a concrete slab poured onto the site. That removes one whole category of access, and it changes what a report can confirm: the framing and any timber pest activity beneath the slab simply cannot be seen, which is a genuine limit of the inspection, not an oversight, and a thorough report says so plainly. What can be assessed is everything at ground level around the perimeter. Termites travelling from the soil into a slab-on-ground home don't come through an open wall — they come up through concealed gaps such as construction joints in the slab and around pipe penetrations, following a path a buyer would never think to check. That's why slab edge exposure and weep holes get close attention on every inspection of this construction type: render, paving, garden beds or decking built up against the slab edge can bury both, bridging the termite barrier and hiding the one part of the building where early activity would otherwise be visible.

Moisture behaves differently too

Moisture shows up differently depending on construction type as well. In a high-set home, subfloor dampness is the main concern — poor drainage and ventilation beneath the house create the still, damp air that encourages both decay and timber pest activity, and that a moisture meter will pick up in framing timbers close to the ground. In a slab-on-ground home, the more relevant pattern is moisture entering at wall-base level — through a bridged slab edge, through render carried down to ground level, or through paving with inadequate fall that directs water back toward the building rather than away from it. Either way, elevated moisture readings are recorded as a condition conducive to timber pest activity and structural decay, not as proof of an existing problem — but where it shows up tells us something about the construction type it's found in.

  • Site drainage and fall away from the slab edge carry more weight in the assessment

Why it matters when you're comparing two properties

Buyers usually compare properties on price, finish and floor plan — not on whether the house is high-set or slab-on-ground. But the construction type changes both the risk profile and what an inspection is physically able to confirm. A high-set home gives more direct access and more visual evidence, but carries its own maintenance load in the subfloor and any under-deck structure. A slab-on-ground home removes that maintenance load but concentrates the real risk into a narrow band around the slab edge that's easy for an untrained eye to walk straight past, especially once landscaping has grown up against it over a few years. Neither is inherently the safer buy. What matters is that the report tells you, honestly, what was checked, what could be seen, and what — like the framing under a slab — simply couldn't be. In our own sample of Gold Coast, Brisbane and Northern NSW inspections, confirmed termite activity or damage has overwhelmingly turned up in older standalone houses rather than units or newer builds — a pattern worth knowing whatever construction type you're looking at.
